If we could give Chattanooga homeowners one piece of foundation maintenance advice, it would be this: keep your gutters clean and extend your downspouts at least 6 feet from the foundation. It sounds too simple, but inadequate drainage management is the root cause of a significant percentage of the foundation problems we repair.
Chattanooga's tree canopy is dense and beautiful, and it also fills gutters with leaves, pollen, and debris faster than most other Southeast cities. Clogged gutters overflow during rain events, dumping large volumes of water directly against the foundation rather than routing it away. Over time, this concentrated water saturates the clay soil against the foundation, dramatically increasing hydrostatic pressure on walls and crawl space floors. We routinely see homes where the foundation damage tracks exactly with the locations of downspout overflows.
Beyond gutters: the grade of the ground around your foundation matters. The soil should slope away from the foundation at a rate of at least 1 inch per foot for the first 6 feet. Settled soil that has created a bowl around the foundation — common in older Chattanooga homes — channels water toward the house rather than away from it. This is a $200–$500 fix (adding topsoil and regrading) that prevents thousands of dollars in foundation repair.
