Types of Foundation Cracks We Repair
Vertical cracks are the most common and usually result from normal concrete curing or minor settling. While often cosmetic, they can allow water intrusion and should be sealed. Diagonal cracks running at 45-degree angles from door and window corners typically indicate differential settling — one part of your foundation moving at a different rate than another. This is more serious and should be evaluated promptly. Horizontal cracks in basement or crawl space walls are the most urgent. They indicate lateral soil pressure pushing inward — a sign of structural instability that requires immediate attention. Stair-step cracks in block foundations follow the mortar joints and signal foundation movement, often from soil pressure or settling beneath a section of the footing.

For cracks that are still actively moving (still expanding and contracting seasonally), we use polyurethane foam injection, which cures flexible and accommodates movement without re-cracking.
