Soil Grading and Foundation Protection in Chattanooga, TN

By Chattanooga Foundation Repair Co. · Chattanooga, TN · Updated June 2026

Proper soil grading — the slope of the ground around your foundation — is one of the most important and most overlooked aspects of foundation protection in Chattanooga. When the grade slopes toward the foundation instead of away from it, every rainstorm delivers water against your foundation wall rather than away from it. Over time, this concentrated moisture is one of the primary drivers of basement water intrusion and crawl space humidity problems.

The standard: the International Residential Code requires the ground to slope away from the foundation at a minimum of 1 inch per foot for the first 6 feet from the wall. In practice, most older Chattanooga homes have experienced soil settlement that has reduced or reversed this slope. Soil settles over time, particularly in the first few feet adjacent to the foundation where it was backfilled during original construction. This creates the 'bowl' effect where water from rain, melting snow, and irrigation collects against the foundation.

Regrading is a straightforward fix in most cases: add topsoil and slope it away from the house. This is a $200–$600 project for a typical Chattanooga home when done as a standalone improvement, and it is one of the highest-return foundation maintenance investments available. We recommend it as a companion to almost any foundation repair project — fixing the drainage that caused the problem prevents the repaired condition from recurring.

Frequently Asked Questions

How do I check if my soil is graded correctly around my foundation?

Use a 6-foot level and stake combination: place the stake 6 feet from the foundation wall, hold the level horizontal from the wall to the stake, and check whether the soil at the stake is below the level (correct) or above it (needs regrading).

Can I regrade the soil around my foundation myself?

For most Chattanooga homes, yes. Add topsoil and slope it away from the house, keeping it below the siding or brick. Avoid covering weep screed (the gap at the base of stucco or EIFS siding) or pushing soil against wood elements.
