Foundation Problems in New Construction in Chattanooga
Foundation problems are not just an old-house issue in Chattanooga. New construction — particularly slab foundations in recently developed subdivisions in the northern and eastern parts of Hamilton County — can develop foundation issues within the first 3–7 years due to the area's challenging clay soil.
The most common cause of early foundation movement in new Chattanooga construction is inadequate compaction of fill soil. When homes are built on lots where the original grade was raised or where topographic modifications were made, the fill soil beneath the foundation may not have been compacted to the standards needed for bearing. Over the first few years, that fill settles under load — and the foundation settles with it. Clay soil shrinkage during the first few dry summers after construction is another factor: new construction often disrupts the equilibrium moisture in soil around the foundation, and as conditions stabilize, settlement can occur.
For newer homes: the builder's warranty (typically 1 year for general workmanship, 10 years for structural defects in Tennessee) should cover foundation issues identified within the warranty period.
