Foundation Inspection Checklist for Chattanooga Home Buyers
Buying a home in Chattanooga's competitive market often means making decisions quickly. Foundation problems are among the most expensive repairs a homeowner can face after closing, making pre-purchase foundation evaluation essential. The standard home inspector's report flags obvious structural issues but rarely provides the depth of analysis a licensed foundation specialist can offer. For any home with clay soil, a crawl space, or a basement — which describes most of Chattanooga's housing stock — a specialist inspection before closing is money well spent.
Red flags in a listing that warrant closer scrutiny: diagonal cracks at door and window corners visible in listing photos, brick veneer with stair-step cracks along mortar joints, uneven floors visible in interior photos, and any disclosure of 'previous foundation work.' Previous repair does not disqualify a home — in fact, a properly repaired foundation with a transferable warranty can be a selling point. However, incomplete or improper repairs may have masked symptoms without addressing root causes.
Before making an offer, walk the exterior perimeter and look for gaps between the foundation and siding or brick, doors and windows that do not close flush, and significant cracks in the garage floor slab. During the inspection contingency period, commission a foundation specialist inspection in addition to the general home inspection. Request all previous foundation repair documentation from the seller. If the property has a crawl space, personal inspection of the crawl space during daylight — even if uncomfortable — often reveals moisture, rot, and structural conditions not captured in a general inspector's photos.
