Foundation Cracks After Summer Drought in Chattanooga, TN
Chattanooga's clay soils shrink significantly during extended dry periods. When annual rainfall dips below average — as it has in several recent summers — the clay beneath foundations loses moisture volume and contracts, creating voids under footings. The foundation settles into these voids unevenly, and the resulting movement produces cracks that appear suddenly after a dry stretch. Homeowners are often surprised to see cracks in August or September that were not present in spring.
Drought-induced cracks follow predictable patterns in Chattanooga homes. Diagonal cracks running from the corners of door and window openings upward toward the ceiling indicate differential settlement — one area of the foundation dropped more than adjacent areas. Stair-step cracks in brick mortar joints follow the same pattern. Horizontal cracks in concrete block walls are more serious — they indicate lateral soil pressure rather than vertical settlement and require prompt evaluation regardless of drought conditions.
When rains return after a dry period, the clay rehydrates and expands, sometimes partially closing drought cracks. This self-healing appearance can be misleading — the foundation has already moved and the structural integrity has been compromised even if the crack closes visually. If you observe cracks appearing or growing during a dry period, document them with photographs and dates before fall rains obscure the evidence. This documentation is valuable for insurance purposes and for the foundation inspector.
