Foundation underpinning is the process of extending a foundation's support to deeper, more stable soil or bedrock when the original bearing layer has become inadequate. In Chattanooga, underpinning is required when clay soil beneath the original footings has dried and contracted enough to leave the foundation inadequately supported — a condition common in older Hamilton County homes.
Modern underpinning uses steel pier systems (helical or push) rather than the historic method of concrete underpinning (extending the footing downward). Steel pier underpinning is faster, less disruptive, and equally effective. The piers are installed through or adjacent to the existing footing, then connected via brackets that transfer the structural load from the original footing to the deep pier system.
