Foundation settling is the gradual downward movement of a structure as the soil beneath it compresses or shifts. In Chattanooga, the most common cause is clay soil losing moisture during dry periods and contracting away from footings — or poorly compacted fill soil beneath newer construction gradually consolidating under load.
