Spring Foundation Inspection — Chattanooga Homeowner Checklist
Spring in Chattanooga means heavy rainfall — the region averages 4–6 inches per month from March through May. That water saturates the clay soil, raises groundwater tables, and puts maximum hydrostatic pressure on every foundation in Hamilton County. Spring is when latent problems become visible and when new damage occurs.
Walk through this checklist each spring: Check your basement or crawl space after the first heavy rain. Any water entry — even a damp wall — tells you where pressure is highest. Check all doors and windows for sticking that wasn't present last fall. Clay soil expansion in spring can accelerate settling that was slow over winter. Walk your foundation perimeter and look for new cracks or widening of existing ones. Check gutters and downspouts — clogged gutters are the single most common preventable cause of foundation water damage. And check your crawl space vapor barrier for standing water, torn sections, or disconnected seams.
If you find any of the above, a professional inspection is the next step. Many spring foundation problems are minor and caught early. The same issues left through another wet season often require significantly more repair.
