Foundation Issues Found During a Chattanooga Home Inspection
Foundation problems discovered during a home inspection are one of the most stressful moments in a Chattanooga real estate transaction — for buyers and sellers alike. Understanding the typical process helps both parties navigate it.
From the buyer's perspective: the home inspector identifies foundation concerns and notes them in the inspection report. The buyer's agent typically recommends getting a licensed foundation contractor to evaluate and provide a repair estimate. This secondary evaluation — separate from the home inspector's general assessment — gives the buyer the information needed to decide whether to proceed, renegotiate, or walk away.
From the seller's perspective: a foundation issue found at inspection is not automatically a dealbreaker. The two paths are: negotiate a price reduction equal to the repair cost estimate, or perform the repair and provide the warranty documentation before closing. Many sellers find that performing the repair themselves — rather than accepting a reduction — produces better net proceeds, because buyers and their agents tend to overestimate repair costs when negotiating credits.
