Foundation Problems After Heavy Rain in Chattanooga
Chattanooga's spring rainstorms — especially the multi-day events that deliver 3–5 inches over 48 hours — are when latent foundation issues become visible and when new damage occurs. Knowing what to check after a major storm can catch problems before they worsen.
Within 24 hours of heavy rain: check your basement or crawl space for water entry. Any water that wasn't there before the storm tells you where hydrostatic pressure broke through. Even a damp wall or floor is worth noting — document it with photos and a timestamp. Check all ground-level entry points for water paths. Look for new efflorescence (white chalky deposits) on basement walls — fresh efflorescence indicates new water movement through the concrete.
Within a week after heavy rain: walk your foundation perimeter and check for new cracks that appeared during or after the storm. Clay that absorbed a lot of water and then dries quickly can produce sudden visible settling. Check for changes in door and window operation — a door that was fine before the storm and now sticks slightly may indicate the storm accelerated settling that was already developing.
